Look inside the luxury homes for sale on Croydon’s ‘secret’ Webb Estate
The exclusive Purley plot claims to be “London’s best kept secret”.
The Webb Estate in Purley is one of London’s most exclusive addresses.
The gated community has around 220 homes and claims to be “London’s best kept secret”.
It has two private schools, a “beerless pub” and a post office, and while it’s just a mile away from Purley station, it’s worlds apart from most of Croydon.
The Webb Estate Guide describes it as a “secluded and exclusive residential area”. It started as 260 acres of farmland which was transformed into Edwardian homes and landscaped gardens by entrepreneurial estate agent, William Webb, in the late 1800s.
Nowadays many of the homes there cost over £1 million, and most of us will never get to visit the sheltered conservation area.
But these lavish Webb Estate mansions are currently up for sale and we can take a rare peak inside.
The family pile, £1,850,000
Upper Woodcote Village, Webb Estate West Purley
This modest-looking pile has five double bedrooms and a further three studios dotted about its “manicured gardens”.
Two of the studios have kitchen and bathroom facilities and are described as “ideal for older children looking for independence.” – so there’s plenty of space for moody teens to left to themselves.
The gardens are “meticulously thought out” and have a massive patio “for entertaining.”
The main house has two living rooms, the larger one could fit dozens of people over for drinks. The five double bedrooms and two family bedrooms are just as impressive, with “no expense spared by the current owners”.
The kitchen will make you swoon, with granite work surfaces, Miele appliances and doors which open out onto the large patio and “manicured garden”, what more could you wish for?

The Villa, £2 million
Birch Lane, Webb Estate, Purley
This plush villa has three double bedrooms, a guest house and “the largest level plot at the centre of Webb Estate” (3.7 acres).
Let’s not forget its “sweeping in and out driveway” and double garage.
So if you fancy owning significantly more land than your neighbours, this place is a solid match.
The main house is in a “secluded” location and has an enclosed porch, a reception hall, cloakroom and a decent sized sitting room with a fireplace.
The living/dining room also has a fireplace and while the kitchen/breakfast room is fully fitted it’s not as grand as you might expect from a place of this size.
The master bedroom has a dressing area and en-suite bathroom and there’s another separate bathroom as well as two more double bedrooms.
The guest house is a home within it’s own right. It has a double garage, a first floor veranda and two double bedrooms, but the best bit about it has to be the bar.

A massive bungalow, £1,225,000
Webb Estate, Purley
This spacey bungalow has been maintained in true Edwardian style. It has a pink bathroom, a blue bedroom and a red study to boot. Its interior is described as having “ample scope for updating” – and without beating about the bush, a refurb wouldn’t go a miss.
But the best but about this place has to be its ample “mature gardens.”
It may not look like much from the front but the back is a sea of rustic greenery, ideal for those hankering for a slice of country life.
It also has a double garage, ample parking space and a garden workshop.
The bungalow has three bedrooms, a garden room, a sitting room, a study, a kitchen/breakfast room and a utility room.
